We're one week in to December and snow is on the ground with more to come this weekend. The real estate market is typically slow in December and January due to cold weather and the holidays. During this time of the year, it is actually an excellent time for buyers to buy. Mostly, the houses on the market this time of year have sellers who are more serious about selling. And, what I laugh about often, it can be an ugly time for landscaping so if something looks nice now, just wait until Spring and Summer and you'll really like it!

We are starting to see interest edge up. Don't get me wrong......5% or 6% interest for a 30-year fixed mortgage is still outstanding, but under 5%, wow! Lower interest rates allow buyers to buy more house for the same money.

Home Buyer course by City of Bloomington

I'm excited to once again volunteer my time to teach the real estate buying process with potential home buyers hosted by The City of Bloomington Housing and Neighborhood Development department. HAND has a wonderful program that covers the buying process, budgeting, insurance, and everything that goes along with home ownership.

In addition to learning a lot during the home buyer course, HAND also provides wonderful incentives for lower-income buyers who purchase inside the city limits. We currently have two wonderful homes that are move-in ready for lower income buyers having attended the home buyer course.

Holidays and Market

With the holidays quickly approaching, we typically see the real estate sales market slow down. We expect sales to remain somewhat slower through the holidays and into the first quarter of 2011. We are hopeful that we'll see an increase in activity come springtime.

If interest rates remain low, there should be no reason for buyers to remain on the fence. They will miss the opportunity and kick themselves for waiting. The only way we'll know when the best time to buy might be, is when it is past!

For those who already own, if you can reduce the interest rate by one point, you should consider refinancing to maximize your investment. I recently refinanced my mortgage. I saved enough on the monthly payment to pay for my electric bill.

Why wouldn't anyone want to take advantage of the low interest rates??

Fall Clean Up!

It's time to clean out those gutters! Don't delay! Doing routine maintenance helps keep your investment in good condition. And, if you didn't change the smoke detector batteries when the time changed, this is another good reminder! Be safe and take of your home. A little maintenance now helps prevent a lot of expensive maintenance later!

Election Day!

I sure hope all of you took time to go vote today. It is really important for us to cast our votes. If we don't vote, we really have no right to complain on decisions made. No matter what political party you support, it is important for citizens to be part of the system.

It will be very interesting to see results of the local, state and national ballots.

In a private survey I participated in recently, the school referendum was almost a 50/50. And, surprisingly, many parents were ones who were against it. In a conversation recently with some friends, we assumed we might see non-parents vote no and parents vote yes, but apparently, that isn't the case. I think this item will be a run to the end!

Sleep tight, don't let the bed bugs bite!

Thanks to CFC Inc. for hosting an educational session on bed bugs, I was able to learn more about bed bugs and the growing concerns that lie within. While we do not have a reason for panic, we must be proactive, learn how to prevent and treat, and help educate others in our community.

There are several factors regarding bed bugs. The first one to note is that bed bugs do NOT transmit disease. The second one to note is that bed bugs are NOT socially or economically influenced.

Bed bugs can travel 5 to 20 feet and feed on blood. They generally do not like hair so they do not typically feed on dogs or cats but they will nest in their bedding just like they will nest in mattresses, couches, curtains, outlets and any other crack or crevice.

If you see a bed bug, it usually means there are more as they tend to cluster. It could mean that it was carried in rather than being an infestation so monitoring is very important. If you believe there is a problem, even the slightest, call a professional pest control company immediately.

Did you know that Monroe County has added over 10,000 people in past decade?

While the City of Bloomington's growth shows less growth, part of it is due to the lack of annexation of the city limits. This is an important piece when analyzing growth or lack thereof. It is important to determine was caused the change, rather than just looking at the numbers.

September Market Slowed

While the September market seems slow and statistics show that August 2010 v August 2009 sales activity is down by 5%, please keep in mind that 2009 market statistics were inflated due to the tax credit. This gives a false sense of how the market is progressing. We will see this happen 2010 as well because the tax credit also pushed many buyers to buy in the first quarter, causing the rest of the year to be slowed.

Interest rates are surprisingly low. Buyers need to realize how affordable a loan can be right now and what lower interest rates do for increasing purchase prices.

Sales are down but market looks up!

While recent reports show a significant downturn in the local market, we must remember that our local market has NOT felt the pain like the rest of the U.S. over the past couple of years. I believe it is just now catching up to BTown and like usual, our area will bounce back fairly quickly due to the university and diversity we have here.

Buyers have lots of inventory to choose from in their search and with interest rates are at an all-time low, buyers can buy a lot more for the same money.

Lots of people are in a wait and see mode. Unfortunately, we know when it is the best time to buy when that moment has passed and interest rates and values increase. Leaving the best opportunity behind.

August Market Activity

Fortunately, July was a very busy month with writing offers, which means August is a month of closings. We typically see July as a slow month for sales due to vacations but this year has been different all year long!

With local schools already back in session and IU starting next week, we are anticipating an increase in activity soon after Labor Day. Interest rates are the lowest in 5 decades! Listings that have been on the market all summer also could be more motivated. These factors make it a good time for buyers to consider a purchase!

I'm thinking about ending our quarterly newsletter this year and depending more on blogging. I wonder how many recipients read the newsletter now and how many would take time to read my blog. I try to deliver relevant information on the real estate market and I could do it more effectively through blogging. Going paperless would also allow us to save money and help the environment, both of which are important to my business.

Slowed Market is Expected to Improve

While July is typically a slow month due to vacations and back-to-school preparations, June activity was slower than we've seen in a long time. It seems as though sales and showing activity dropped off after the home buyer tax credit deadline expired. Many agents think that the tax credit pused people to act earlier in the year to reap more benefits but other agents think consumers are still unsure of the economy and are holding off on making a move. I think it is both.

Buyers talking to me now are interested in buying but they are not super serious or feel that it is urgent so they have time to browse. Sellers talking to me now are interested in selling but they are not pressed to sell so they are watching and waiting on the market to be where they want rather than negotiating more than necessary.

Hopefully, August will see improvements in the marketplace with September and October expected to be the best months of the year.

Property Tax Caps

I was reading an article from Sen. Vi Simpson recently and thought it would be a good opportunity to remind you of the voting decisions we must make in November. The property tax caps are already in the state law but now we must decide if we want the state law to become part of the state constitution.

It's a heavily debated topic and one, in my opinion, that is quite risky. How can anyone decide to make a law part of the constitution when we don't even know what kind of results the tax caps will produce?!

Already we know that the tax caps do not treat property equally. Residential is taxed at 1%, Investment Property is taxed at 2% and Commercial is taxed at 3%. The long-term impact is unknown. With the shifting of tax, it could burden the commercial real estate market and investors so much that they quit buying, leasing, &/or improving the real estate, which could also impact the tax assessements. Statewide in 2011, it is estimated that the tax revenue will be drastically reduced (like $170Million!) so cities, towns, schools and libraries will have to find other means for funding. This is NOT good!

Once the tax caps are part of the constitution, it will be hard to change. Please research this topic before answering the ballot without knowledge. It WILL impact your community and yourself!

Interesting Statistics of National Real Estate

According to the Profile of Home Buyers and Sellers in 2009 by the National Association of REALTORS (NAR), 1/3 of Buyers started their search online as the first step with 94% using the internet to search for housing. 77% of all Buyers used a REALTOR and 92% of all Buyers obtained a mortgage to purchase their home. In the Midwest, the average sales price was $158,000 and 21% of all Buyers were single female with only 10% of Buyers being single male.

According to NAR, 50% of Sellers traded UP to a larger size and/or price and 85% of Sellers used a REALTOR. 40% of Sellers found their agent via family or friend referral and 26% of Sellers used their previous REALTOR. 90% of all listings were on the internet and the average sales price was 95% of the list price.

Spring Market Underway......

It's been a while since I've checked in. I have set new goals that will help me update my blog more often and I am working on some articles that will give you some great information about the real estate market and the community.

The Home Buyer Tax Credit deadline was April 30th and we were pretty busy last month. While we were busy, I don't think the BTown market was as busy as we were expecting to be. That's not really a bad thing....... We are fortunate here that our market activity is steady so we didn't see a surge because we've been rolling right along.

The month of May has flown by and it's hard to believe that the upcoming weekend will be Memorial Day and the Indy 500. We're already working on activity for June!

The Indiana Association of REALTORS published statewide statistics today so I will read over those and post them on the blog in the next day or so. Please check back often and I promise to post helpful and interesting data!

Buyer Tax Credit Update

In November, the Federal Government extended and expaned the Home Buyer Tax Credit. Now certain existing home buyers may qualify and first-time buyers may qualify if a contract is secured by April 30th and closes by June 30th.

If you are renting, you should seriously consider purchasing. Depending on your debt-to-income ratios and down payment ability, you may qualify for a mortgage with payments that could be much less than your rent payment. After adding taxes and insurance and other household costs, first-time buyers can put themselves in an excellent situation by applying for the $8,000 tax credit. And, keep in mind, this credit is a refund!

Spring Market Nears

Since I last wrote, we've had a very busy schedule.

Choice Realty & Management participated in the 2010 MCBA Home Show having a booth to display its services as well as hosted a seminar for Home Buyer's Do's & Don't's.

We've also been extremely busy with leasing as we're in the peak leasing season now. Our inventory is posted on www.CallChoiceRealty.com with availability dates, photos, descriptions, and rental pricing.

Fortunately, I was able to enjoy a girl's weekend trip to Ft. Myers Beach with five of my wonderful friends. I relaxed, de-stressed and motivated myself for the Spring Market.

Even with the snow, we're seeing the Spring activity well underway. We have a few new listings, repositioned other listings and have a couple of buyers that are getting a head start on the competition. With the Home Buyer Tax Credit deadline coming up on April 30th, it is very important for those buyers to be in the process now.

Local Graduation Rates Published

As a graduate of Edgewood High School, I am proud to report its graduation rate for 2009 was higher than any other high school in Monroe County. At 91.4%, EHS increased from 84.2% in 2008, then also the highest in the county.

Being in the real estate industry, I heard over the years buyers have preferred to be in MCCSC rather than RBB. Now whether that was due to the wealth of the school system, or the athletic competion, or arts and sciences, it's hard to determine. But, looking at graduation rates, if education is important to parents, I do believe RBB's numbers will have some strength.

Personally, I liked being at a smaller school. My graduating class was around 225 students with less than 1,000 students in the high school. I knew most of the students in the whole school and the teachers were wonderful. I attended RBB from 3rd grade on and never once did I experience a teacher who didn't care or wasn't nice to the class. I am thankful for those teachers who helped mold me into a business entrepreneur.

One work week into the new year!

I sure don't know where this work week went but it flew by! Usually, the first few weeks of January are fairly slow in real estate. Coming off the holidays and having wintry weather, people typically don't shop for houses or have their houses ready to sell quite yet.

But, not January 2010! This first week has been crazy busy! Buyers are already browsing, Sellers are prepping and staging already and Fall Leasing is well underway! Although our local real estate market hasn't suffered like many areas around the state and country, I do believe we will see a good improvement this year!

Values are steady so Sellers should fair well and Interest Rates are low so Buyers also can fair well. The B-Town real estate market continues to be favorable to both parties.

Year's First Snow!

Well, as we all experienced the first snow this morning, some parts not so good, let's use that as a reminder to prepare your home for winter! An easy thought might be to keep that shovel handy and clear off the snow from sidewalks and driveways to help prevent accidents. Sometimes, we forget about other tasks, such as unhooking the garden hose to prevent freezing or busted pipes. And, while that furnace is running more often now, don't forget to change your furnace filter on a monthly basis. This will help the life of the furnace and will also help keep the dust down.

Winterizing the Home

As you prepare for winter, don't forget to unhook the garden hoses to prevent busted pipes and close the crawlspace vents. It's also a good time to change the furnace filter and clean the outside dryer vent opening.

Back from Convention with lots of news!

Not only was it a beautiful city being in San Diego, but we were also blessed with gorgeous sunshine, good food and friendly people! The National Association of REALTORS (NAR) provides a great deal of information and education to help us in our local markets and I look forward every year to attend the annual conference.

As the Bloomington Multiple Listing Service Corp. (BMLS) President-Elect, I focused much of my studies on the tools available to REALTORS and the ever-changing technology used by REALTORS and Consumers. While the MLS is a tool for REALTORS to share information and cooperate with one another, we often forward the listing information on to the consumers so they can also view and research listings in the marketplace.

Home Buyer Tax Credit Update!

We have good news to report! The Senate passed the tax credit bill 98-0 yesterday while the House passed the tax credit bill 403-12 today. The bill is on its way to the White House for the President to sign into action!

The new bill means first time buyers could receive $8,000 for purchasing a house by 4/30/10 (extends to 7/1/10 if under contract by 4/30/10) and current homeowners (those owning for past 5 out of 8 years) could receive $6500.

Real Estate Market Improves!

Although Bloomington/Monroe County has not experienced the troubling times in the real estate market like many places around Indiana and the U.S., we are seeing major improvements when viewing the national stats.

According to the National Association of REALTORS, pending home sales have increased for seven straight months! That is the longest series of the index which began in 2001.

I believe the First-Time HomeBuyer Tax Credit of $8,000 (which will expire on November 30, 2009 unless Congress passes a new or extended bill) has played a huge role with the market improvements. Over 50% of my business this year has been directly related to that credit. We'll be watching closely to see what happens with Government. The REALTORS are strongly encouraging congress to extend (and expand) the bill.

First-Time Buyer Tax Credit

While September was somewhat quiet, we are expecting October and November to be fairly busy due to the looming deadline of the buyer tax credit. Many people are lobbying to get the Government to extend and amend the tax credit but with no promises yet, prospective buyers should not sit on the fence and wait!

We are seeing more difficulties and delays with financing and closings than ever before so buyers should be under contract within the next couple of weeks if they expect to close prior to the deadline of Nov. 30th.

Interest rates are very low and inventory is good so when adding the tax credit, there really has been no better time to purchase real estate! Call or e-mail me today for a buyer consulation.

I received a newsletter from a Realtor friend of mine, David Brenton. He had a note about speeding up your sale and I thought you'd find these tips to be helpful!

1. Trust your agent to set the right price. A correctly priced home will always draw attention.
2. Get your house market-ready before you begin showings. Encourage your family to keep it in showing condition!
3. The more frequently your home is shown, the faster you will find a buyer. Keep your home staged in order to accommodate short notices.
4. Decide in advance what price and conditions you will find satisfactory.
5. Don't refuse to lower your asking price. Consult with your agent often.

September, already?

I can't believe August has flown by and September is already underway! August was a very busy month for the rental market, having major turnover prior to school starting up again. We are still processing the paperwork that goes along with it, but it's time now to focus again on sales so we can assist people in buying and selling houses prior to snowfall!

We typically see a surge in sales between Labor Day and Halloween. It's a period the falls after summer vacations end and before the holidays hit. Interest rates are still very appealing and inventory is well-rounded with over 600 available listings priced between $50,000 & $500,000.

And, keep in mind that the first-time buyer tax credit ends 12/1/09. That means buyers need to have a contract in process in November in order to get closed by 11/30/09. If you qualify, don't let this $8,000 opportunity pass you by!

Rental Turnover!

ECK! It's time for rental turnover! Now that our property management profile has greatly expanded, we have more rental turnover than ever before. We're still seeing about a 50% turnover ratio but since we've added properties, we've added turnover!

We will be out of the office much of 7/31 & 8/1 meeting with tenants for move-out and move-in inspections. The whole month of August has turnover but it is scattered out. Before we know it, it'll be Labor Day and we'll look back wondering what happened to August!

Market Outlook

As I mentioned earlier, I attended the IAR Leadership Academy (IRLA) but I also attended the Director's Council. It was there where I learned the past, current and future economic affects to the Nation and to the State. We are fortunate here in B-Town as we have one of the lowest unemployment rates and one of the best-selling markets and I was reminded of that we reviewed the Indiana statewide market. While we viewed charts and graphs, it is hopeful that we are starting to see recovery of the real estate market. I believe 2010 might continue to be a bit softer than we would like, but it will be better than 2009 and if history repeats itself, we'll be even better in 2011.

Interest rates are affordable and although they will most likely remain much more affordable than the 1980's, they are expected to go up a bit over the next few years. This is just another reason why NOW is a good time to buy!

I'm heading to Kokomo today for a Leadership conference. We are going to learn about the financial responsibilities for NonProfit organizations but I'm sure this education will also help me in my business as well as help me to help others when planning for their real estate purchases.

I'm very fortunate to have been chosen to participate in the 2008/2009 class for IRLA. Three other agents from Bloomington were also selected and we have enjoyed spending time together and learning more about Leadership. I have networked with many agents from around the State of Indiana and I've learned how differently the real estate market can be just a county away. I haven't graduated yet but I know I have learned a great deal and it has been worth the commitment.

Local market ready for Students to return!

While the Locals enjoy the ease of dining and driving without having all of the students around during the summer, we must admit that we do miss them while they're away. Within a couple of weeks, they'll be swarming all over town; maybe going the wrong way on a one-way street, or piling in to Nick's or Kilroy's, but we'll notice their presence.

The rental properties will be filled up, money will be pouring into the local economy and IU & Ivy Tech will be back in session. It's really exciting to be part of the activity. We enjoy working with students and notice so many differences as the generations change; some good and some not so good!

We have ONE rental left available. It's a 2BR, 2BA Condo with garage in Gentry Quarters. It's 880sf, overlooks the pool and has one-year-old carpet and appliances. It's available for August and rents for $800/mo. plus utilities.

It's hard to believe but we are almost half way through 2009! With the second quarter almost over, we are happy to report a positive outlook for the remainder of this year and going into 2010.

Whether you are in the market to make a purchase or not, it is a good idea to monitor your credit report on a regular basis. At the least, you should be checking it annually. Credit card companies often make errors and finding a mistake sooner than later may be easier to get it fixed. There are various sources but one you can do annually is www.annualcreditreport.com. If you think there is an error, it is good to have receipts and statements to debate the item in question which is why it is important to keep and file all of the paid bills. If you are having trouble getting something accomplished, I would recommend seeking help with a local banker in which you have a relationship. Even if they are not the source of the questionable item posted, they may have experience with solving these problems and will make it easier for you to resolve. A credit report is very important for everyone!

B-Line Trail

I'm really excited to be a part of an organization that consistently gives back to the community.

The B-Line Trail runs through downtown provides recreation for the residents of the community. It allows people to browse, exercise or commute, whichever is preferred. The Farmer's Market located at City Hall also adjoins the B-Line Trail and features art work along the way.

The Bloomington Board of REALTORS funded the Realtor's Plaza located around 3rd Street near the Bloomington Convention Center. The donation of $50,000 helped speed along the development and we're excited to host the Grand Opening later this month!

I encourage everyone to take time to enjoy the trail and see all of the wonderful amenities we have all around B-Town! I will be looking forward to seeing real estate improvements along the B-Line Trail as value can easily be increased with such a great feature nearby and smart owners and investors should capture this amentity!

Open Houses

Open Houses are not as populated as they used to be. I believe that is due to the Internet and having virtual tours available. People are too busy nowadays to take time out to tour from open house to open house. And, gas prices are up and down causing people to rethink the errands they run each day.

We are having a couple of open houses this coming weekend. One is a solid brick and vinyl house in Van Buren Park with new flooring, large yard and unfinished basement for $150,000. The other one is a large country home on Starnes Road.

Economic Affects to Local Market Activity

B-town Residents have not felt the pinch like some people around the Country. Our Sellers, for the most part, have not been in a forced sale situation, although we are seeing some Short Sales and Foreclosures. The local makret shows the average sales price has gone up, proving the local market is not a declining market.

The end is near as some Analysts are predicting. By the end of 2009 and early into 2010, the Nation should see an economic turn to the positive with housing and the overall economy.

Wondering if it is a good time to buy? We'll only know we hit bottom once the sales and pricing go up! And, then, we've past the bottom!

Painting and Color Trends

I really enjoy paint colors. And, now that Spring is here and the weather is improving, many people are thinking about the Spring projects to freshen up their homes. Painting is an inexpensive way to change the atmosphere of a room and give an immediate fresh feeling. I was reading an article in The Herald-Times that Purple is a popular, high fashion color this year, ranging from grayish-voilet to darker, deeper plum. Another popular color tone for the year is Blue, which has become more popular than Green. Yellow, a cheerful color, is also popular and gives a lastly energetic feeling. I'm not a huge fan of Gray but apparently it is taking the place of black and brown. Maybe a charcoal grayish brown, like deep Bronze would work for me!

Whether you plan to sell the house or stay in it for ten more years, painting is a simple, affordable way to keep your house updated and attractive! Just take it room by room and it's not too overwhelming!

Spring Market Activity Increase

We are into the Spring market and the activity is fantastic! The $8,000 Stimulus Tax Credit given to first time buyers (purchasers who have not owned for previous 3 years) has helped generate new activity along with the competitive interest rates and good inventory.

Locally, the closed sales dropped a bit in March & April but the average sales price increase and holds around $175,000. The pending sales, those with accepted offers waiting to close, have increased in April & May.

If you are thinking about buying, this Spring and Summer seem to be a great opportunity to do so. With the average sales price slightly increasing, statistics show us that values are once again increasing, thus another reason to get in gear now rather than wait any longer!

Stimulus Package

A lot of people are talking about the Stimulus Package and all that goes along with it. First, I say, seek advice and guidance from an expert in those areas, such as a Banker, a CPA, a Realtor, as there are many pieces and parts and not even our elected officials know all of the details!

A buyer who has not owned a house in the past three years may be eligible for an $8,000 tax credit if purchase is within a certain period and does not have to be repaid if the buyer owns the property for at least three years. This is not a reduction is taxes but money back to the buyer, so for example, if you owe $3,000 in taxes, you'll end up with a check for $5,000!

If you are considering a purchase, this tax credit can be very helpful especially when added to the current low interest rates and good investory in which to choose!

More to paint colors than just decoration?

I was reading my REALTOR magazine last month and came across an article about paint colors. I don't really enjoy painting (well, the set up and clean up) but I love paint colors! In this article, I learned that there are four steps to choosing a paint color. First, the paint color must coordinate with the room's use. A kitchen's use is far different from a bedroom's use so one must consider the differences and determine your goal for that room's purpose. Second, it says to paint for the season. Although I don't know anyone who paints seasonally, colors can be warm or cold and accessories to the room can help make changes with the seasons. Third, it says to consider the direction of the room. A South-facing room that receives a lot of sunlight has a different appeal that a North-facing room. You can warm up or cool down the rooms as needed. And, fourth, is harmony. Paint colors can give balance and proper flow. I never really thought about any of these. I just look at swatches and pick out what I like best!

Here's a quick summary to some colors from the Realtor magazine:

Red~increase energy, creates excitement, increases appetite. (Dining Room)
Orange~comfort, warmth, cheerful. (Living/Family Room)
Yellow~brightens the mood, joyful, inviting, positive thinking. (Poor lit foyer, dark hallway)
Green~restful, lowers nervousness & tension, relaxing. (Living Room, accent for kitchen/dining)
Blue~calming, tranquility, clean, cooling, appetite supressant (Bedroom, all peaceful areas)

Painting is always an easy, inexpensive way to freshen up a home. Whether you plan to put it on the market or live in it for a long time, new paint can make a huge difference and gives a nice, clean sense about the home.

Now that our weather is improving, it's time to think about Spring Cleaning! Whether you plan to list your home for sale or plan to live there for 20 more years, you must do annual maintenance to help extend the life and value of your investment.

Things to do:

plant annuals for bright, cheerful appearance.
plant perennials for renewal greenery.
trim shrubs away from windows to let the light shine in.
clear walkways for a safe, neat path to the front door.
paint the front door and shutters.
change outdoor lighting to CFL bulbs.
mulch is good but keep it away from wood siding, gravel or brick chips are better.

1st Quarter Sales

Our local market has not experienced the dramatic changes in values and sales activity but we are not invisible to it. The 4th quarter of 2008 showed values slightly down and closed inventory slightly down. Now that the 1st quarter of 2009 is behind us, we see good activity, an increase in sales and values will be heading back up. According to the National Association of Realtors statistics, practioners expectations for seller traffic and buyer traffic have both increased.

With interest rates being affordably low, buyers can obtain more house for the same money. Right now in B-town, we're seeing borrowed money around $5 per $1,000. What better time to buy than now?!

Green Ideas

Reduce, Reuse, Recycle. We hear this often and if we take small steps in making changes, we can make a difference to our environment.

Think about your house. What can you change to help move towards green living?

Using the dishwasher for a full load of dishes rather than handwashing dishes helps reduce the use of water. Instead of pouring out those last few drops or warm glass of water, use that water for feeding your plants. And, while you're waiting for the shower to warm up, catch that clean water and feed the pets!

If you can't afford to change all of the light bulbs throughout the house, start by switching out only those bulbs used most frequently with CFL or LED bulbs. Go around the house and unplug all unused appliances and electronic products. Just because something is turned 'off', doesn't mean it is not using electricity.

Have old appliances? It may make good sense to get rid of those old units and buy new energy-efficient appliances. They'll not only improve the value and cosmetics of the house but also save money on utilities and run more efficiently.

Get the newspaper? Tossing it in the recycle bin is a good step but rather than just tossing it, see if you can put it to good use. Painting soon? Put newspapers down to catch drips. Have a cat? Put paper under the litter box for easy clean up. Donate newspapers to the local animal shelter.

Taking steps to being Green just takes some thought. Try it, it's easy to adapt!!

Bye Bye Spring Break, Hello Market!

Well, now that Spring Break is over and we are sporting some sunshine highlights and suntans, it's time to think about the Spring and Summer real estate markets! April and May are the two busiest listing months while May and June are typically busy moving months.

It takes about 30 days to process a closing from once you make the offer until you reach the closing table. Most buyers (86%) search online for 30-60 days learning the market and browsing listings before getting the car to physically go see houses. This is an excellent learning period for buyers and helps them become familiar with the market so when the decision is in front of them, they can make an educated offer and work closely with their Realtor on the purchase.

Where is Home??

Being a college town, Bloomington, or B-Town, as we call it sometimes, has many temporary residents, many transient residents who maybe attended IU and come back later in life, and there are many long-term and lifelong residents.

I am a lifelong Bloomington resident and I love this town!! I call myself 'A Cutter'. If you have watched the movie 'Hoosiers', you'll know what I mean. If you haven't seen the movie, you need to and you'll love Bloomington even more!

A survey by Pew Research Center shows that nearly 4 of 10 people never left the place they were born. People who move do so to pursue economic opportunities while people who don't move say it's because of their family or other community connections.

The survey shows the biggest difference between movers, is linked to the geographic and educational factors. Almost half of the adults living in the Midwest have been there all of the life while fewer than one-third living in Western states same the same thing. And, 3/4 of college graduates have moved at least once while only half of people without a college diploma have moved.

So, where is Home?? The survey also shows that 38% of Americans say the place they consider home is not where they currently live. 26% refer to Home as the place where they were born. 22% refer to Home where they live now. 18% say it is where they lived the longest. 15% say it is where their family comes from and 4% say it is where they attended high school. 57% have never lived outside their current state. 37% have never left their hometown (me!) and 20% left their hometown but didn't leave the state.

Many people call B-Town home. We are fortunate in B-Town. The real estate market may feel national stress but it is insulated from the drastic market changes. We also have Ivy Tech and Indiana University and many arts, restaurants and other social events that help enjoy a quality of life in a very diversified area. It's a big small town located one hour south of Indy.

Remodeling Costs

According to the 2008-2009 Cost vs. Value Report, the exterior remodeling projects yield the highest return on investment for homeowners. These improvements may include deck additions and siding replacements for an 80% return. Also showing a good return, window replacements, kitchen remodels, bathroom remodels, all over 70% returns.

If you are thinking about selling your home, it may not be sensible to make all of the improvements immediately before selling since those returns yield 70-80% but keeping your home updated and remodeling/enjoying your home while you live there, may be the better way to manage the investments.

You should consult a Realtor to determine the value of the home prior to improvement and the value after the improvement and calculate the costs of the remodel to see if it is feasible.

Busy before Spring Break!

We often see a huge increase in activity after Spring Break but fortunately for B-Town, we have seen an early start in our local spring market. Rates continue to be competitive which allows buyers to buy more for their money. And, now that it is Spring Break week, we should see a large inventory of new listings hit the market in the next 2 to 4 weeks.

According to a 2008 NAR (National Association of Realtors) Profile of Home Buyers and Sellers, the average age of a first-time buyer is 30 years old with a median income of $60,600 purchasing an average price of $165,000. The average age of a repeat buyer is 47 years old with a median income of $88,200 purchasing an average price of $236,000.

The average stay in a home is 10 years. It is very important to keep your home updated over the 10-year period so that when a Seller is ready to sell, the home is competitive and shows its best when put on the market for sale.

Market Stats

As reported in the Herald-Times recently, our local real estate market is better than most of the country with a decrease of only 11% with prices down only 2%. We have seen an annual increase in pricing around 3% to 5% each year for the past several years so seeing a drop of 2% is hardly one year of appreciation to what we have grown accustomed. Sales peaked in 2005 and have been steady for the past few years, slightly dropping each year.

Foreclosures are only 6% of the total home sales. This is also far better than most of the country has and is still experiencing. People who are struggling to pay their mortgage can seek assistance with the various resources we have in Bloomington. The City's Housing and Neighborhood Development, for example, is hosting a 2-hour workshop for Homebuyers on March 26th that will help people understand the options they have available.

February Market Activity Increases!

It's been a busy couple of weeks. The local market has seen a good surge in activity with many buyers now making offers. Local statistics show that sales in 2008 were down by 11% but values were down only by 2%. This tells us that while there was less inventory selling, mostly in the 4th quarter, our market is strong and values are maintaining pace.

People have asked, "How do we know when the bad is over and we should buy?" Well, the answer to that is simply, when the bad is over, you've missed the best opportunity to purchase and the buyer's market will be leveling back to a seller's market. With the interest rates low and the spring market about to bust loose, it IS a great time to buy!

State Meetings and Real Estate Activity

Inauguration Day

It's a new day for the United States of America. It's exciting to see the unity and changes taking place, even for those who did not vote for the new President. You couldn't help but to be emotional today. It was a day of history and we shall always remember that we are blessed to live in the U.S.

With the changes to the GOP, we are optimistic that we'll see changes to the real estate industry. As I've said before, B-Town is a protected bubble surrounded by counties that have experienced the nation's decline in real estate. Being a college town, we have avoided much of the devastaion of home values and bank repos like so many others have had.

Statistics.....

Inventory has dropped. This time last year, there were 50 more listings than now. And, this time last month, there were 55 listings more than now. It seems as though sales have slowed so people have withdrawn their listings. This makes the remaining listings more competitive, especially when the interest rates are at an all-time low! If you are thinking about selling your house, don't wait until Spring! We typically see listings increase between February & April, so get a jump on it and you'll be more competitive with less competition out there!

In 2008, we had 1175 residential sales. That is 200 less closings than we had in 2007 and 250 less closings than we had in 2006. The good news in this can be found in a cycle of 8-10 years. If that holds true, we'll see an improvement in 2009 and moving forward to a much better 2010!

With the New Year upon us, we review the previous year and plan for a better year ahead. I am confident that we'll see an improvement to the real estate market. Locally, we have not had the drastic increases in value and fortunately, we have not had drastic declines in value either. I'd much rather see our investments have a conservative annual increase than the 'get rich quick' method which usually is too good to be true.

End of Year thoughts

I can't believe it is nearly the end of another year. As many people do, we pause to reflect on the activities in 2008 and we set goals and prepare for the year ahead. Our sales were slightly down but we are very fortunate in B-Town and have not seen a dramatic decline in sales or values like many areas around the U.S. We are optimistic that we'll see an improvement in 2009. We just hope it's in the 1st or 2nd quarter instead of the 3rd or 4th quarter! :)

Did you hear the news? Local banks posted their interest rates today and let me just say they are great!! Most banks were posting under 5.5% and some were even under 5%! That's fantastic news for the housing market. And, it just re-certifies that it is a great time to buy!

Studies show buyers take 30 to 90 days in 'shopping' for their purchase. It takes approximately 30 days to process the closing once we have an accepted offer. Utility Tips

Well, I recently had my gallbladder removed and I had many plans to work on my laptop during recovery, but unfortunately, I got very little completed! I was hoping to do a lot of research so that I can provide you with helpful information and make notes for future blogging. That will be one of my goals for 2009......to provide helpful information to you so you can find this blog an important resource.

One tip I do have now is for you to consider putting your utilities on a budget plan. I realize that means that you'll lose having low payments in the off-months but it also means that you'll avoid having inflated bills during those tough months. I find it much easier to budget when I know my electric and gas bills will be an exact dollar amount every month. And, I don't have any surprises during those smoldering hot months or those frigid months. Check with your utility company to inquire more about the budget plan.

One of the stats I heard over and over at the national convention this year was about buyers searching online for housing. Over 85% of all buyers use the internet to browse houses before physically touring. This is very important to know for both listing agents and buyers agents.

Realtor Convention

Well, I'm sitting at the Orlando airport waiting on my plane to arrive. I have enjoyed being in the sunshine and dreading the 40-degree temps after being in 80 degrees for the past several days. I'm attending a 4-day conference with various sessions about the latest market trends, marketing tools and professional development. I have learned that Bloomington is much bettter off with the local market activity and economy woes. We're seeing about 5% decrease in sales while many areas have decreased 25% to 75%!! We've learned that we can't predict when the market hits rock bottom because to realize that, it means the market has taken a turn up and that means many buyers will have missed their best opportunities!

Wow! Where need the month of October go? It's been much more quiet in October for the real estate market but as soon as the elections are over, holidays quickly pass by and the new year is amongst us, we'll see a good increase in market activity. Fall is in the air!

What a beautiful October day! It's really hard to be inside the office and focused on work when the sun is shining, leaves are turning and the weather is nearly perfect! We are expecting sunshine and temperature in the 80's over the next couple of days and we will definitely enjoy our IU Football tailgate in this kind of weather! Unfortunately, this beautiful weather won't last much longer and we'll be covered with snow, ice and temps in the 30's!

We've been working on next year's rental season already. It's hard to believe but we are planning for 2009 and 2010 with leases already signed and quickly working on the reservations list. It seems crazy but here in Btown, it's the way the rental market works!

We are ending the 3rd quarter and it is hard to believe that we are only 3 months away from the end of the year! I don't know where the time has gone but we are working on the current market as well as planning for 2009. The market, though more stable in B-town than many areas in the U.S., has seen its fair share of instability and volitility. We are encouraged by the history that shows us a downturned market always bounces back. Once the Presidential election is over and we learn who our leaders will be, we should see improvement with the economy. Now, it might take a year or two to recover, but it is in our future! Even with the unknown economy troubles it really can be a great time to purchase real estate as real estate is normally a long-term investment. I'm not sure where the month of May went but it sure is gone and June is already here! May was busy! The market remained steady and the market, although a bit soft, seems to be better than many parts of the country. The Bloomington Board of Realtors has enhanced our MLS and we're happy to see great additions to the site that will help us to better market our listings and provide information to our buyers.

It's been extremely stormy around here so hopefully the atmosphere will chill out and we'll have a good summer. Many trees are down, some damage to homes and some flooded around the county are reports being made. Once the storms reside, showing activity will pick back up!

May Flowers are Blooming in Bloomington!

We're finally seeing green and gorgeous blooms throughout our town. Everything is so pretty and cheerful, a reminder of the new life of the Spring season. Today was IU's graduation. That means many IU students have packed up and leaving B-Town; some to return later in life because of the love of the town they found while attending college. That also means town will be a little less busy; restaurants and bars easier to visit, shopping easier on weekends and busy streets easier to navigate. We 'townies' enjoy the summer break but we also miss the students and realize how important they are to our community.

April is almost gone!

I'm not sure where the year is going but April is almost over...already! We've had a good month of April but activity has slowed back down a bit. Nevertheless, rates are still good and there is plenty of inventory so smart buyers will be buying now! Next week is May 1st. Elections are less than two weeks away and no matter your political party it is is important to go vote so please do your part and VOTE! I always tell people you can't complain if you didn't at least put forth a vote to make a difference. And, of course, after the elections then the next great thing to look forward to is Carb Day at the Indy 500 track and then taking some time off to enjoy and celebrate Memorial Day. The Spring Market is here!

Finally! Warm weather and sunshine! That's what everyone has been waiting for and it's here! The first quarter sales rocked and we are already off to an excellent start for the second quarter. Rates are low and fresh inventory being listed daily!

We've been busy working on enhancing our property management department. We are now accepting Homeowner's Associations as well as commercial properties. We are excited about some new prospects and look forward to expanding our services in the community.

April Already!

Can you believe it? Three months of the year is already gone and we are going in to the month of April. It's been raining for days and everything is saturated. I think as soon as we get some beautiful days with some sunshine, our market will soar and inventory will start to diminish. Once inventory gets absorbed we'll get back to a more even market for buyers and sellers providing a fair market with favorable conditions.
