It's the last weekend before Indiana University starts Fall 07 Semester and B-Town is definitely crowded with families from all over the world. We finished our move-ins and ready to start leasing for 2008/2009 school year and we have lots of various sizes, styles and locations to offer to those seeking rentals!
Now that the rental rush is over we can get back to thinking about sales. Even though the market is softer than we are used to seeing, the market will improve soon. Home prices have dropped across the nation but not so drastic here in B-Town. And, rather than selling a home in an average of 60 to 90 days, you should expect the average 120 to 180 days. Foreclosures are up 93% from last year and the lending industry is feeling the crunch. Predatory lending can be considered one of the main reasons for today's problems. If you think you have been a victim to predatory lending, call your attorney general to file a report.
For a buyer, it is a great time to buy! Inventory is high and interest rates are good. Buyers should work with a lender for pre-approval before making an offer on a property so that the offer has more leverage. Buyers should work with one Realtor and build a relationship that will help establish the wants and needs and come with complete information. Realtors work together and cooperate through the Multiple Listing Service (MLS) so each one can show other company's listings as long as they are members of the local Board and MLS.
Sellers can also take advantage of the current market. Although it may take a little longer and prices aren't drastically elevated, good homes in good condition and priced right will bring fair market value and sellers will do good.
